We all want to save money, so when it comes to projects in your home, you may curious to know which you can do on your own and which you need a professional for.

The first thing to consider is you. For some people projects are fun and rewarding and for others they are stressful. Which one are you?

Next make a list of the projects you want done around the house and then evaluate that list. Is there anything on there that you have done before? Maybe it's painting or sanding a piece of furniture. These are great projects for you to do on your own.

How is your health? Some projects may require you to be on a ladder or lifting heavy things. Is that something you are comfortable with?

Always keep in mind, there are some jobs you need to leave to the professionals: electrical, plumbing, moving walls, etc. Your safety comes first!

Curb appeal and staging are critical! They are the two most important elements of preparing your home for the market! Both curb appeal and staging make your home a competitor.

What tips do you suggest for curb appeal and staging?

We recommend making sure the landscape is clean. You don’t have to add a birdbath or pond, just mow the lawn, put new mulch in etc. This is the first impression your home will make on a buyer!

We also recommend hiring a stager. Staging your home can make a tremendous difference. A stager helps arrange your home to make it spacious and more appealing!

Making sure your home is ready for the market is extremely important. Buyers expect the price to match the value. Price your home fairly.

What do you recommend for sellers?

We recommend getting a home inspection prior to listing. This saves you from any surprises during the closing period and having to possibly lower the price.

How important is the condition of the property for getting it sold?

The condition is absolutely critical in today’s market. Buyers are educated and know what they want. To be in the best position to sell, you need your home to be in good condition and all repairs made.

What’s Happening in the Delaware Housing Market?

Hi everyone! Well, the good news is we are out of the real estate recession. The market is starting to increase in value!

A word of caution, though, Delaware is lagging behind. This has been the case normally because we never experienced the skyrocketing prices other markets like Las Vegas and Miami did. We also, though, did not experience their torrential plummeting.

Most of the country is experience a rising market just a little faster than we are, but they were down lower. Prices here are up 2.8% from last year and inventory is down 27%. Now is an excellent time to sell your home!

Delaware Region 2013 Market Update




Low Interest Rates Continue to Benefit Housing Market
Right now, we are looking at some very positive trends in the Delaware region for real estate. For past 18 months or so buyers are enjoying historically low interest rates and in fact, sellers are also enjoying these rates. More and more buyers are eager to lock in mortgages in the low to mid 3s depending on their eligibility.

Inventory Levels Are At Low Levels
With all the buyer activity taking place at the moment, there is fast becoming a shortage of good homes that are priced right and in great condition. Lower inventory results in heightened interest in the homes that are available. Sellers are able to get at or above listing price and in many cases the price is artificially inflated due to multiple offers and price wars.

Great Selection of Homes Available
We are seeing more sellers jump off the fence to take advantage of the seller-centric market and as a result there is a good choice of homes on the market. They are selling reasonably fast however they are on the marketplace and many buyers are able to find the home of their dreams.
